We offer discounted UK portfolios to our clients and affiliates. Portfolios can be as small as 4 units, but are typically 20 to 70 and occasionally are 100 or more. We aim to obtain a discount of 20% to 35% from open market value, and look for a yield of 8% for our investors.
We work with banks, receivers and distressed landlords to source our stock, covering all areas of the UK except for Scotland. We only work with direct vendors as this is the only way we can ensure our portfolios are deliverable and we can confirm this in writing if required.
All discounts offered are based on current RICS valuations, and we pride ourselves in the level of financial and property specific information we are able to provide our clients with. We also offer a retainer service where we will source very specific portfolio requirements for our clients.
We do not require upfront fees. However we do require that our clients are able to demonstrate their ability to perform and that they have suitable financing in place. This can be arranged in a secure and discreet manner via solicitors if required. We therefore are able to complete on our transactions as both the seller and buyer have demonstrated deliverability.
